Gurgaon is not one market. A residence on Golf Course Road and an apartment of identical size on the Dwarka Expressway are priced by different buyers, financed differently and exit differently. Treating the city as a single line on a chart is the most common and most expensive mistake a buyer makes.

Three drivers that consistently matter

• Grade-A office absorption within a six-kilometre radius — rental demand follows employment, not marketing.
• Road and metro infrastructure that is already commissioned, not announced.
• The developer's delivery record on its previous two projects in the same corridor.

Where all three are present, price tends to be defensible through a slow cycle. Where only the third is present, the asset is a bet on the developer rather than on the location.

Where the premium corridors sit today

Golf Course Road and its Extension remain the deepest luxury resale markets, with the highest number of comparable transactions per quarter — which is what actually determines how quickly a unit can be exited. New Gurgaon and the Dwarka Expressway offer newer inventory and larger layouts at lower per-square-foot rates, with thinner resale depth until occupancy matures.

What to ask before you commit

• How many units of this configuration have resold in this project in the last twelve months, and at what carpet-area rate?
• What is the current occupancy of the towers already delivered?
• What is the maintenance charge per square foot, and how has it moved in three years?
