A Sector-by-Sector Guide to Premium Gurgaon

Golf Course Road, the Extension, Sohna Road, SPR and the Dwarka Expressway — what each corridor is genuinely good at.
Buyers usually arrive with a budget and a builder name. It is more productive to start with the corridor, because the corridor determines the rental profile, the commute and the exit depth for the next decade.
Golf Course Road — Sectors 42 to 58
The established address. Mature landscaping, the highest concentration of Grade-A offices and the deepest resale market in the city. Expect the highest entry rate and the most stable rental yields, typically in the 2.5–3.5% range for large-format residences.
Golf Course Extension Road — Sectors 58 to 67
Newer towers, larger layouts, better amenity ratios and a growing retail spine. Strong end-user demand from senior professionals; slightly longer exit timelines than the main road.
Sohna Road and SPR
Value per square foot is materially lower, tenant demand is broad, and the Southern Peripheral Road has improved connectivity considerably. Best suited to yield-focused buyers rather than trophy-asset buyers.
Dwarka Expressway — Sectors 79 to 113
The largest new-launch pipeline in the NCR. Layouts are generous and pricing is still below the mature corridors, but occupancy is uneven and resale depth is thin until a project's towers are populated. Selectivity matters more here than anywhere else in the city.
