What a ₹2.5 Crore Gurgaon Home Actually Costs You
Daksh Chadda · 21 June 2026 · 5 min read

Beyond the sticker price: stamp duty, GST, maintenance security, fit-out and the EMI arithmetic, laid out plainly.
The headline price is rarely the number that leaves your account. On a ₹2.5 crore purchase, a realistic all-in figure sits closer to ₹2.7–2.8 crore before you have furnished a single room.
The add-ons, in order of size
- Stamp duty and registration in Haryana — a meaningful share of the consideration, with a concession for female buyers.
- GST, applicable only on under-construction inventory.
- Interest-free maintenance security, club membership and parking charges levied by the developer.
- Legal fees, loan processing charges and brokerage.
- Fit-out — typically the most underestimated line on the list.
The EMI arithmetic
With a 20% down payment on ₹2.5 crore, the loan is ₹2 crore. At an illustrative 8.5% per annum over twenty years, the EMI is approximately ₹1.73 lakh per month, and total interest paid over the term exceeds the original loan amount. Shortening the tenure by five years raises the monthly outflow but removes a large share of that interest.
Our EMI calculator on the home page lets you model the property value, down payment, tenure and rate together, with an indicative principal-versus-interest breakdown.
