The RERA Checklist Every Gurgaon Buyer Should Run

Architectural detail of a RERA-registered residential project in Gurugram

Ten verifications that take an afternoon and routinely save buyers years of litigation.

Haryana RERA made most of what a buyer needs publicly verifiable. Very few buyers actually verify it.

Run these before any payment

  • RERA registration number, and whether the registration is still valid.
  • Declared completion date on the RERA portal versus the date given verbally.
  • Sanctioned building plan and the approved tower count.
  • Occupation or completion certificate for delivered phases.
  • Title chain and encumbrance certificate, reviewed by your own counsel.
  • Mutation record and pending dues to the developer or authority.
  • Carpet area stated in the agreement, against the super area being marketed.
  • Quarterly project progress filings by the developer.
  • Maintenance agreement and the escalation clause within it.
  • Any complaints or orders filed against the project or promoter.

Where a developer resists producing any of these, treat the resistance as the answer. We run this checklist on every mandate before a site is shown.
